Bollywood actress Sonakshi Sinha has successfully leased out her ultra-luxury residential apartment in Mumbai’s premium Bandra West micro-market to the Consulate General of the State of Kuwait.

According to official property registration documents accessed by real estate data analytics firm CRE Matrix, the premium real estate asset has been locked in for a 12-month tenure at an annual rental yield of ₹1.92 crore.

The Asset and Lease Demographics

The high-end apartment is located on one of the coveted higher floors of the ultra-premium residential tower, 81 Aureate, situated in Bandra West.

The lease agreement specifies that the property has been officially acquired by the Consulate General to serve as the primary residential accommodation for the Consul General, Emad Abdul Aziz Al-Kharaz, alongside his immediate family and personal staff.

Financial Details and Transaction Logistics

The commercial real estate transaction was formally registered on May 25, 2026. Financial and legal break-ups from the deed reveal a highly streamlined processing structure:

  • Stamp Duty & Processing: A stamp duty of ₹96,000 alongside a standard registration fee of ₹1,000 was cleared to finalize the state documentation.
  • Monthly Capital Yield: The contract mandates a fixed monthly rental of ₹16 lakh over the 12-month lock-in period.
  • Timeline: The lease officially goes live on June 7, 2026, and is scheduled to reach its license expiry on June 6, 2027.

The 4,350 sq ft sprawling property was leased alongside three private parking spaces. The premium rental also grants the foreign diplomatic delegation completely unrestricted, zero-cost access to the tower’s extensive luxury amenities:
